From Soundstages to Suburbia: The Birth of Studio Estates

As Culver Citys studio scene boomed, so did its real estate. But not all backlots stayed in production forever. Enter Studio Estates, a charming suburban neighborhood born from the very soil of Hollywoods past. Developed in the late 1970s and early 1980s by Goldrich Kest, this tract of homes was carved out of former MGM Studios land.  What was once a hive of activity—complete with sets, props, and extras—transformed into quiet cul-de-sacs lined with mid-century modern gems.

Bounded by Elenda Street, Culver Boulevard, and Overland Avenue, Studio Estates feels like a hidden gem. Surrounded by landscaped walls for privacy, its steps from Veterans Memorial Park, with its tennis courts, playgrounds, and community pool, Sony Studio and just blocks from downtown Culver City.  The areas walkability score of 93/100 and bikeability of 71/100 make it a paradise for those who prefer strolling to gridlock.  Homes here range from 3-4 bedroom ranches to two story homes, some recently renovated, some untouched. The neighborhood's street names serve as a lasting tribute to the area's deep cinematic roots and add a layer of allure;  named after the MGM icons: Hepburn, Garland, Astaire, Coogan and others. Mostly cul de sacs, the streets are quiet and low traffic with only two access points for the neighborhood. One is from Elenda and the other from Washington Bl.  Today, its a family-friendly spot zoned for top-rated Culver City schools, including the nearby Middle and High Schools, drawing buyers who want urban access without the chaos.

Fast-forward to 2026, and Studio Estates is thriving amid Culver Citys renaissance. The housing market is competitive—homes sell about 1% above list price and go pending in around 33 days—with median prices reflecting the areas desirability.
